Material quality is the biggest factor — Italian marble costs 3-4x more than quality porcelain. Other drivers: scope (cosmetic vs structural), villa size, design complexity, and whether the company uses vague "allowances" or itemises every material. Always ask for a line-by-line breakdown. If a quote doesn't specify exact materials, you're comparing apples to oranges.

The only costs that change are if you choose to upgrade materials or add scope — and we quote those changes before proceeding. For partial renovations (single bathroom, kitchen), usually yes. For full villa renovations, we recommend temporary accommodation — there'll be dust, noise, and disrupted utilities. Many clients renovate during summer while they travel. They leave Dubai and return to a transformed home.
Summer (June-August) is ideal — most families travel, so we work without disrupting your routine. Pre-Eid is popular for hosting. Post-handover season is important for new villa fit-outs. Ramadan can affect working hours but we plan schedules around it. The worst time? Trying to rush a renovation during winter social season when you want to use the villa.

We source directly from manufacturers — no middlemen markup. Options range from quality porcelain and engineered stone to imported Italian marble, natural stone, and premium European fixtures. We present options at different price points. Every material is specified by name, brand, and cost in your quote — no vague "allowances."
Yes. After site visit and design consultation, we create 3D visualisations so you see exactly what your space will look like. This is included at no extra charge. You approve the design, we execute it. No guesswork, no "let's see how it turns out."
All work comes with a 1-year written craftsmanship warranty. If anything we've installed fails due to our workmanship, we fix it at no charge. Material warranties from manufacturers (taps, appliances, etc.) are separate and typically longer. We stand behind everything we build.

Typically 1-3 weeks, depending on the developer and scope of work. Emaar is usually fastest (5-10 working days). Nakheel can take longer. Structural modifications or facade changes take longer than interior-only work. We submit approvals early and manage the process to minimise delays to your timeline.
