Arabian Ranches NOC Requirements
Arabian Ranches is managed by Emaar, which means you need a No Objection Certificate (NOC) for any renovation work. The process typically takes 5-10 working days and requires: villa title deed, renovation plans, contractor trade licence and insurance, and a security deposit (usually AED 5,000-10,000, refundable). We handle the entire NOC process for our clients.
What You Can and Cannot Change
Permitted without structural approval: Kitchen and bathroom renovations (same layout), flooring, painting, joinery, lighting, landscaping. Requires structural approval: Removing or moving internal walls, extensions, facade modifications, pool construction, pergolas.

The most requested renovation in Arabian Ranches is converting the traditional closed kitchen into open-plan living. Most AR villas were built with separate kitchens — a design choice that feels restrictive in 2026. Removing the kitchen wall instantly modernises the ground floor and makes the villa feel significantly larger.
