Villanova

Villanova is a family-oriented villa and townhouse community by Dubai Properties, located in the Dubailand corridor near Arabian Ranches and Mudon. The development features three main sub-communities — Amaranta, La Rosa and La Quinta — offering a range of townhouses and independent villas in a Mediterranean-inspired setting. With handovers largely completed between 2020 and 2023, Villanova is now entering its post-handover upgrade phase, and we have completed 6 projects across the community.

Villanova renovations are typically focused on elevating the developer-standard fitout to a more premium specification. The most popular upgrades include kitchen renovations — replacing the basic cabinetry and countertops with handleless designs, engineered stone worktops and integrated appliances — and bathroom transformations that introduce walk-in showers, frameless glass enclosures and premium tiling. The open-plan layouts in La Rosa and La Quinta townhouses respond particularly well to kitchen upgrades, as the kitchen forms the visual centrepiece of the ground floor.

For the independent villas in La Quinta, pool construction and garden landscaping are popular additions. The community has a strong family identity with parks, cycling paths and a community centre, and homeowners want their private outdoor spaces to extend that lifestyle. We handle all Dubai Properties approvals for external modifications and coordinate pool engineering, landscaping design and construction as a single turnkey package.
