Victory Heights

Victory Heights sits within Dubai Sports City and is one of the emirate's most established Spanish Mediterranean-inspired villa communities. Developed between 2007 and 2010, the community features villa types named Oliva, Novelia, Morella, Carmen, Calida, Marbella and Esmeralda — each with distinctive layouts ranging from compact four-bedroom homes to expansive six-bedroom mansions. With homes now over fifteen years old, Victory Heights is in the thick of a renovation cycle, and we have completed 12 projects across the community.

The architectural style of Victory Heights is distinctive — terracotta roof tiles, arched doorways, courtyard-style layouts and Mediterranean colour palettes. Our renovation approach respects this character while modernising the interiors. We frequently convert the compartmentalised downstairs layouts into open-plan living and kitchen spaces, replace the original wooden staircases with contemporary glass and steel designs, upgrade all bathrooms with modern waterproofing and premium finishes, and install new flooring throughout. The original tiles and wooden floors have typically suffered significant wear.

Pool renovation is a major category in Victory Heights — many homes have existing pools that are now 15+ years old with failing tile work, outdated filtration and cracked decks. Our pool team handles complete strip-and-rebuild projects that bring these pools back to premium condition. The generous garden spaces also offer opportunities for outdoor kitchen installations, covered lounge areas, and children's play zones. Victory Heights has an active community management that requires approval for external works, and we navigate this process for our clients.
