The Lakes

The Lakes is one of Emaar's original villa communities, developed alongside Emirates Living in the mid-2000s. Situated adjacent to The Meadows, The Springs and Emirates Hills, it features lakeside townhouses and villas in sub-communities including Forat, Hattan, Deema, Ghadeer, Maeen and Zulal. With properties now over twenty years old, The Lakes is experiencing the most intensive renovation cycle of any Emaar community — and with 14 completed projects, it is one of our most active service areas.

The Lakes properties vary significantly in size and type, from compact Deema townhouses to the larger Hattan villas with waterfront plots. Across all types, the original Emaar fitout has reached the end of its functional lifespan. Kitchens need complete rebuilding — the original cabinetry, countertops and appliances are all past their best. Bathrooms universally require new waterproofing before any cosmetic upgrades. Flooring throughout shows two decades of wear. Electrical panels often need upgrading to handle modern loads, and HVAC systems are at or beyond their recommended replacement age.

Despite the age of the villa stock, The Lakes remains one of the most desirable communities in Dubai due to its mature landscaping, lakeside setting, central location and proximity to Emirates Hills.
