Jumeirah Islands

Jumeirah Islands is one of Dubai's most desirable lakeside villa communities, developed by Nakheel and completed around 2007. The community consists of 46 clusters arranged around interconnected lakes, offering a unique island-living concept within Dubai. The villa stock includes Entertainment Foyer, Master View, Mansion and Garden Hall layouts, ranging from four to six bedrooms. With the community now approaching twenty years old, renovation demand has surged — and we have completed 18 projects across multiple cluster types.

The scale of Jumeirah Islands villas means renovation projects here tend to be substantial. We frequently handle full villa overhauls that include complete kitchen gut-and-rebuild, all bathrooms renovated, new flooring throughout, full electrical rewiring to modern standards, and replacement of ageing HVAC systems. The original Nakheel fitout was generous in space but the materials have not aged well — particularly the bathroom tiling, kitchen countertops, and wooden flooring which shows significant wear after fifteen-plus years. Many villas also suffer from waterproofing failures around pools and ground-floor wet areas.

Nakheel's community management requires NOC approval for any external modifications, and the process for Jumeirah Islands is well established but requires proper documentation. Pool renovation is particularly popular here — many of the original pools need complete retiling, new filtration systems, and deck upgrades. The lakeside setting also means that boundary landscaping and outdoor entertainment areas are a major focus, with homeowners wanting to maximise their waterfront views through thoughtful design.
