Arabian Ranches 3

Arabian Ranches 3 is Emaar's newest expansion of the Arabian Ranches master community, with most villas handed over between 2022 and 2025. While the villas are brand new, many homeowners discover that the developer-standard fitout does not match their expectations — particularly given the purchase price. This is where post-handover fitout becomes essential. We have completed 11 projects in AR3 so far, primarily focused on upgrading kitchens, bathrooms, and creating the premium finishes that the developer specification lacks.

The most common post-handover upgrades in AR3 include replacing the standard kitchen cabinetry with custom joinery and engineered stone worktops, upgrading bathroom fixtures and adding frameless glass shower enclosures, installing wardrobes with internal LED lighting and soft-close mechanisms, and enhancing outdoor areas with pools, pergolas and landscaping. The villa layouts in AR3 are well designed for open-plan living, which means kitchen upgrades often become the centrepiece of the entire ground floor aesthetic.

Because these villas are new, structural work is rarely needed — the focus is entirely on elevating finishes and personalising the space. We work closely with AR3 homeowners to maintain all Emaar warranty provisions while upgrading interior specifications. Our familiarity with Emaar's community management rules and approval processes ensures that any external modifications — from pool construction to facade changes — are handled smoothly and without delays.
