Arabian Ranches 2 brought a fresh generation of family-friendly villa living when Emaar expanded the original Arabian Ranches concept. With sub-communities including Palma, Lila, Rosa, Casa, Camelia and Yasmin, the community offers a broader mix of layouts compared to its predecessor. However, while the villas are newer, the standard of original fitout in many AR2 properties was noticeably lower than the original Arabian Ranches — meaning homeowners often need to upgrade kitchens, bathrooms and flooring sooner than expected.

Common renovation requests we handle in AR2 include kitchen upgrades from the standard laminate cabinetry to engineered stone countertops and handleless designs, master bathroom transformations to introduce walk-in showers and proper waterproofing, and garden landscaping with pool construction. The villas here have generous plot sizes but the original landscaping is often minimal, so outdoor living upgrades are hugely popular. We have completed 24 projects across AR2's sub-communities and understand each layout's strengths and limitations intimately.

Emaar's community management governs all external modifications, and pool construction in particular requires detailed engineering drawings and NOC approval. Our in-house team handles the entire approval process — from architectural drawings to municipality permits — so homeowners can focus on design choices rather than paperwork. We also frequently address the ducted AC efficiency issues common in AR2 villas, where the original units struggle with Dubai summers after just a few years of operation.
